These Terms & Conditions govern the purchase and use of house plans and design services offered on this website by Mimotti, operated by MB Mimotti, company code 307526600, registered address Pylimėlių g. 38-12, LT-10251 Vilnius, Lithuania (“Mimotti”, “we”, “us”). By placing an order you agree to these terms.
1. Products
We sell digital architectural house plans (“Plans”) and optional add-ons. Plans are delivered as digital files (PDF and, where included in the selected package, CAD files). We do not provide physical copies.
2. Orders, prices and payment
Prices are shown in euros (EUR). USD prices are shown for reference only. An order is accepted when you receive an order confirmation email.
All payments are accepted in euros (EUR). Payments are processed using the MakeCommerce.lt payment platform.
Available payment methods are displayed at checkout and may include bank links (payment initiation through Lithuanian and other Baltic banks) and payment cards (Visa, Mastercard). Payment must be completed in full before the plans are delivered.
3. Delivery
Plans are delivered via email to the address provided at checkout within 24–48 hours after payment is confirmed. If you do not receive your files within this time, please check your spam folder and contact us at info@mimotti.com.
4. Licence to use the Plans
When you purchase a Plan, you receive a non-exclusive, non-transferable licence to build one (1) home based on that Plan. You may make copies needed for your builder, contractors and permitting authorities for that single project. You may not resell, publish, share or reuse the Plans for additional homes without our written permission.
All Plans, drawings, images and content on this website remain the intellectual property of Mimotti.
5. Building codes and professional review
Our Plans are designed to meet common building standards; however, requirements vary by location. Before construction, the Plans must be reviewed — and where required adapted and stamped — by a licensed local architect or structural engineer. You are responsible for obtaining all permits and approvals. Site-specific conditions (soil, climate, loads, utilities) are not included unless agreed in writing.
6. Modifications and custom design
Plan modifications and custom design services are provided under a separate quote. Timelines and prices are confirmed in writing before work begins.
7. Refunds and returns
Because Plans are digital content delivered by email, refunds are limited. In short: you may cancel and receive a full refund before the plan files are sent to you; after delivery, refunds are possible only if the files are defective or materially different from the description, or if you were charged incorrectly. Approved refunds are returned to the original payment method within 14 days. Full details: Refund Policy.
8. Liability
To the maximum extent permitted by law, Mimotti is not liable for indirect or consequential losses, construction costs, or damages arising from the use of the Plans without proper local professional review. Our total liability is limited to the amount paid for the relevant order. Nothing in these terms limits your statutory rights as a consumer.
9. Governing law
These terms are governed by the laws of the Republic of Lithuania. Consumers may also contact the State Consumer Rights Protection Authority (vvtat.lt) or use the EU online dispute resolution platform.
